Al Huda Park, Hamat’s latest large-scale retail and lifestyle development in Makkah, is emerging at a moment of structural change for the city’s retail landscape. Conceived as a super-regional destination that brings together retail, dining, entertainment, and social spaces, the project reflects a growing shift toward more intentional, integrated development models in the holy city.

For much of its modern history, retail development in Makkah has evolved reactively, shaped by immediate demand rather than long-term urban planning. While this approach responded efficiently to visitor flows and seasonal peaks, it left limited scope for integrated placemaking, long-term resilience, or sustainable growth.

As Saudi Arabia advances through the Vision 2030 era, this model is giving way to a more coordinated approach. Retail destinations are increasingly designed to enhance quality of life, support economic growth, and strengthen the urban fabric. Within this shift, Al Huda Park, developed by Hamat and scheduled to open in Q1 2027, is positioning itself as a new benchmark for destination retail in Makkah.

A super-regional lifestyle destination model

Developed in direct response to Makkah’s unmet retail demand, the project will deliver more than 50,000 square meters of gross leasable area, accommodating over 320 outlets and 1,300 parking spaces. This scale reflects both existing market gaps and long-term growth expectations, positioning the development to serve a broader catchment than traditional, demand-led retail formats.

The opportunity is underpinned by strong market fundamentals. Makkah’s population is projected to reach 2.85 million, while retail spending is expected to exceed SAR 145 billion by 2030. Together, these dynamics point to sustained consumer demand that extends well beyond peak pilgrimage periods, reinforcing the case for larger, more resilient retail environments capable of operating year-round.

Conceived as a super-regional lifestyle retail destination, the development integrates retail, dining, entertainment, and social spaces within a single, cohesive environment. Rather than functioning as a purely transactional space, it is designed to encourage longer dwell times, repeat visitation, and broader engagement from both residents and visitors.

With a projected 12 million annual visitors, the destination is structured to remain resilient during peak visitor seasons while continuing to serve the local population throughout the year. This balance is essential in a city with highly distinctive demand patterns, where flexibility and adaptability are central to long-term retail performance.

A destination designed for daily life

Accessibility further reinforces the project’s relevance. Strategically located along the Fourth Ring Road, the development will be reachable from across Makkah within minutes, extending its appeal well beyond a single neighborhood and making it part of the city’s everyday retail landscape rather than a destination reserved for occasional visits.

Surrounding development pipelines add further depth to its demand profile. Approximately 42,000 new residential units and 41,000 hospitality keys planned in the surrounding area are expected to significantly broaden the customer base, combining local, repeat consumption with steady visitor inflows. For retailers and operators, this creates a rare combination of predictable demand fundamentals in a high-spending market, supported by residential growth, visitor activity, and improving infrastructure.

From vision to reality

Execution progress underpins the long-term vision. As 2026 begins, Al Huda Park has reached 61% construction completion, marking a clear transition from structural works to detailed execution. Key zones are structurally complete, the entertainment precinct has taken physical form, major mechanical systems are installed, and finishing works are underway—clear indicators of disciplined progress toward its planned Q1 2027 opening.

As Makkah continues to evolve, Al Huda Park signals what modern destination retail can be: strategic in scale, integrated in purpose, and aligned with the city’s long-term urban ambitions.
